Myth: You Missed the Spring Window to Sell in Lincoln

Myth: you missed the spring window.

I hear this every week.

It’s April 20th, or it’s August, or it’s the middle of October, and someone tells me they blew it.

The market moved on without them.

Now they have to sit tight until next spring and do the whole thing all over again.

Let me stop you right there.

Where the spring myth comes from

It’s not totally made up.

Spring does bring more listings. More showings. More activity on the whole. It’s the season everybody was told to sell in, so everybody tries to sell in it.

Here’s what nobody tells you about that.

More listings means more competition. Your prepped four-bedroom in Stevens Creek is now sitting next to ten other prepped four-bedrooms. Buyers have options. They get picky. They lowball because they can.

Spring isn’t magic. It’s just crowded.

The seasonal truth for Lincoln

Lincoln does not shut down in July. It does not go dark in November.

People move here year-round because life happens year-round.

A job starts in September. A baby comes in January. A family relocating to Lincoln for work at the university or one of the hospitals doesn’t check the calendar first. They need a house when they need a house.

And in the fall and winter, the browsers thin out.

The people still looking in December are serious. Nobody tours homes in the cold for fun. If they’re walking your Pine Lake corridor house two weeks before Christmas, they are buying something soon.

Fewer buyers, but the right buyers. Less inventory to compete with.

That’s not a bad hand. That’s a good one.

The real timing question isn’t the season

Here’s the part that matters more than any month on the calendar.

You’re a move-up seller. You’re not just selling. You’re selling AND buying AND moving, all at once, with a job and kids in the mix.

So the question was never “is it spring?”

The question is: are you ready to run the whole sequence?

  • Do you know what your current house is actually worth, prepped?
  • Do you know what you can qualify for on the next one?
  • Is there a “we’ll get to it” repair list hanging over the whole thing?
  • Do you have a plan for not making two moves and paying two mortgages?

Those questions don’t care what season it is. A house sold in October with a real plan beats a house dumped into the spring pile with no plan.

How I think about timing instead
