Selling a house in town is mostly about staging, photos, and timing.
Selling an acreage is about all of that plus: well water testing, septic inspection, zoning verification, outbuilding valuation, fence condition, propane tanks, easements, access roads, flood plain mapping, and whether the neighbor's hogs are about to tank your showings.
You hire the wrong agent for an acreage and deals fall apart in inspection. I've watched it happen. I've fixed it, usually by re-listing a property another agent botched.
