The chicken-and-egg problem

You can't buy the next house without knowing what your current one will sell for.

You can't list your current house without knowing where you're going next.

And every Lincoln agent who's told you "we'll figure it out" is a Lincoln agent who hasn't actually figured it out.

The good news: there's a real system for this. The bad news: most agents don't run it.

How the timing actually works

Option 1: sell first, buy second. Safest financially. Risk: you might be renting or living with parents while you look. Good when you can be flexible on your move-in.

Option 2: buy first, sell second. Risk: you might carry two mortgages briefly. Good if you have the income flexibility and want to move once.

Option 3: line them up. Most common. Closings happen same day or within a week. Bridge financing or contingent offers fill the gap. This is the goal in most Move-Up Method transactions.

Which option fits depends on your finances, your timeline, and how risk-averse you are. We figure it out together on our first call.

Common questions

Will I be stuck carrying two mortgages?

Not if we plan it right. We can use bridge financing, contingent offers, or timing-aligned closings to avoid the two-mortgage scenario. If your finances can't support even temporary overlap, we plan accordingly, usually selling first and lining up the next purchase tight.

What if I find the new house before mine is under contract?

This happens. Options: contingent offer (your purchase depends on your sale), bridge loan, or short-term double-payment if your finances support it. We talk through which fits before you fall in love with a specific listing.

How do you align two closings on the same day?

Careful contract negotiation. Both sides need to agree to the timing, both lenders need to be ready, both title companies need to coordinate. I run this regularly so it's normal for me. Most agents wing it.

What if our current house doesn't sell fast enough?

We price it right and we prep it well, HomePrep+ if needed, so it sells. The market in Lincoln is moving. Houses priced correctly and presented well are under contract in 10–30 days most of the time.

How long does the whole thing usually take?

Most simultaneous transactions in Lincoln close 8–12 weeks from the first call. Faster if both sides cooperate. Slower if you want to be patient about the next house.
