I Got a “Just Listed” Postcard in the Mail. It’s 2026.

I got this in the mail last week.

A glossy “just listed” postcard.

Somebody’s house on the front. A headshot on the back. “Call me for all your real estate needs.”

It’s 2026.

And I stood there in my driveway thinking, who is this actually for.

A postcard tells you nothing you can use

Here’s the thing about a “just listed” card.

It’s about the agent.

It’s not about you.

It doesn’t help the family five years into a starter home in Belmont with toys spilling into the living room. It doesn’t help the couple on 84th who can’t tell if they should keep fixing the basement or finally sell it.

It just says: look, a house sold near you, and I was the one holding the sign.

Cool.

That does nothing for the person actually stuck between the house they have and the house they need.

The old model was built for one kind of client

The postcard game worked back when the whole job was “I have access to the listings and you don’t.”

That world is gone.

You can pull up every house in Lincoln on your phone from the couch. You already know what’s for sale in Wilderness Hills. You’ve already driven past the ones in Stevens Creek. You’ve saved three in the Pine Lake corridor that you’re too scared to tour, because touring feels like a commitment you’re not ready to make.

The problem was never finding the house.

The problem is the gap.

You can’t buy until you sell. You can’t sell until it’s prepped. You can’t prep while you’re living in it with a job and kids and a dog. And nobody hands you a plan for any of it.

A postcard doesn’t solve that. A postcard is the old way waving at you.

What the modern version actually looks like

I don’t mail you a card about somebody else’s house.

I run a plan for yours.

It’s called The Move-Up Method, and it’s five steps, in order:

  • PLAN. We sit down. No pressure. We dig into the real reason you want to move, map the financing, map the sale of your current house, and build a rough timeline.
  • PREP. This is where most people get stuck, so this is where I lean in hardest. Through HomePrep+, I front and project-manage the prep. Paint, carpet, the cleanout, the roof, the deep clean. You don’t write a check up front. You don’t live in a construction zone.
  • SEARCH. We find the right next house on your criteria, not a card’s.
  • SELL. We sell the current place for what it’s actually worth, prepped and ready.
  • MOVING. We coordinate the actual move so the hardest week doesn’t land on you alone.

One sequence. One move instead of two.

That’s the whole point. Not a mailer. A path.

Why this matters for a move-up seller

Moving up is the hardest move there is.

You’re not a first-timer with nothing to sell. You’re not downsizing with all the time in the world. You’re carrying a house AND buying a house AND trying to time them so you don’t end up with two mortgages or a month at your in-laws.

That is a project.

Projects need a project manager.

Not a headshot on cardstock.

Without the rate panic. Without the repair wall. Without the spiral.

The card told on itself

The funny part is the postcard did tell me something.

It told me exactly how much has changed.

The agent who only markets houses isn’t going to be relevant much longer. The one who removes the friction of selling, prepping, buying, and moving a family all at once? That’s the one you actually need.

That’s where I come in.

I’m an agent at SimpliCity Real Estate here in Lincoln, Nebraska. Nebraska born and raised. 100+ 5-star Google reviews from people who were stuck in that same gap and got unstuck.

Some moves take a weekend. Some take years. Both are fine.

But none of them start with a postcard.

They start with a plan.
