Most Agents Stop the Second You Say Yes

Most agents stop the second you say yes.

You sign the listing paperwork.

Then it’s a sign in the yard, some photos, a lockbox, and a text that says “let me know if you have questions.”

That’s the whole job for a lot of people in this business.

Market the house. Collect the check. Move on.

And look – for a certain kind of seller, that’s fine. If your house is already dialed in and you’re not buying at the same time, you don’t need much.

But that’s not you.

You’re not selling a house. You’re moving a family.

You’re five, seven, maybe ten years into the starter home.

The toys spilled into the living room a while ago.

The basement is “storage.”

There’s a list of stuff that should’ve been fixed two summers ago.

And now you want to move up – to a real four-bedroom in Wilderness Hills, or something with a yard out in Stevens Creek, or the right school zone in the Pine Lake corridor.

So here’s the actual problem.

You can’t buy until you sell.

You can’t sell until it’s prepped.

You can’t prep while you’re living in it with a job and kids in the mix.

An agent who just markets homes hands you that whole tangle and says “good luck, call me when it’s ready.”

That’s the gap where families sit for years.

Marketing a home vs. managing a move

Here’s what nobody tells you.

The photos aren’t the hard part.

The hard part is the sequence.

What gets fixed and what gets left alone. When to list. How to line up the next house so you don’t sell into nothing and end up renting. How to not make two moves when one will do.

Marketing a home is a task.

Managing a move is a system.

Those are two completely different jobs, and most people don’t find out until they’re already in it.

That’s where I come in.

I run The Move-Up Method. Five steps. Same five, every family.

  • PLAN – we sit down, no pressure, and dig into the real why. Map the financing. Map the sale. Build a rough timeline so you can actually see the path.
  • PREP – this is where the HomePrep+ program lives. I front and project-manage the prep. Paint, carpet, cleanouts, the roof, the deep clean. You don’t write a check up front and you don’t live in a construction zone.
  • SEARCH – we find the right next house on your criteria, not mine.
  • SELL – we sell the current house for what it’s actually worth, prepped and shown right.
  • MOVING – I coordinate the actual move, so the hardest week isn’t on you alone.

One sequence. One move instead of two.

Lincoln has a lot of agents. Most of them are good people.

Very few have a system you can hand a stranger and trust them to run.

That’s the difference.

Why this matters when you’re moving up

When you’re doing this in the move-up band, the timing is everything.

Get the sequence wrong and you’re paying two mortgages, or scrambling for a rental between houses, or dropping your price because the prep never got done and the listing went stale.

Get it right and it feels almost boring. In the good way.

You know what happens next. You know who’s handling the roof. You know the closing dates line up. You know the movers are booked.

Without the rate panic.

Without the repair wall.

Without the spiral.

That’s not marketing. That’s project management with a real estate license attached.

The test

Two questions.

If the right house in your school zone came up this week – could you actually move on it? Or would you freeze, because your place isn’t ready and there’s no plan?

And if you had to list in thirty days, would you be ready?

If the honest answer is no, you don’t need a better ad for your house.

You need someone running the whole move.
