Nobody tells you when to actually list.
That’s the part that freezes people.
You’ve outgrown the starter home. You know it. The toys won. The office is a fantasy. The basement is “storage” and a small science experiment.
But the second you think about selling, the same nightmare shows up.
What if it sells fast and we have nowhere to go?
What if we buy first and get stuck with two payments?
What if we end up living at my sister’s for three months with the dog and the kids and a storage unit?
So you do nothing.
Another year in the shrinking house.
The fear isn’t the move. It’s the gap.
Let me be clear about what’s actually scaring you.
It’s not selling. People sell houses every day in Lincoln.
It’s not buying. People buy houses every day too.
It’s the in-between. The window where you’ve sold the old one and don’t have the new one. Or you’ve bought the new one and can’t unload the old one.
That’s the homeless-between-homes fear.
And here’s what nobody tells you.
That gap isn’t bad luck. It’s bad sequencing.
Sequencing is the whole job
Any agent can put a sign in the yard.
The hard part is the order. What happens first, what happens second, and how the dates line up so you’re never standing in the gap with two kids and a moving truck idling in the driveway.
That’s the expertise. That’s the part you’re actually paying for.
This is exactly why I built The Move-Up Method as five named steps, in order. The order is the point.
1. PLAN
We sit down first. No pressure, no contract.
We map the real “why,” the financing, and how your current house fits into the math. We figure out whether you need the sale to fund the purchase, or whether there’s room to move with more breathing space.
That one answer changes everything downstream. It decides whether you can buy first, or whether the sale has to lead.
Most people skip this and start scrolling listings at 11pm. That’s backwards.
2. PREP
Before anything hits the market, we get the house ready.
This is where HomePrep+ does the heavy lifting. I front and project-manage the prep – paint, carpet, the cleanout, the deep clean, the roof if it needs it.
You don’t write a check up front. You don’t live in a construction zone with painters in the kitchen.
A prepped house sells faster and for what it’s actually worth. Which gives us control over the dates. Which is the whole game.
3. SEARCH
We find the right next house on your criteria, not on a panic.
Maybe it’s a real four-bedroom in Wilderness Hills. Maybe it’s the Pine Lake corridor for the LSE zone. Maybe it’s Stevens Creek because the commute finally makes sense.
We know what we’re looking for because we did the PLAN. So when the right one shows up, we move. We don’t freeze.
4. SELL
Now the current house goes to market, prepped and dialed in.
Because we planned the financing and we know the buy-side timeline, the listing date isn’t a guess. It’s a decision.
This is the answer to “when do I actually list.” You list when the sequence says to. Not when fear says to. Not when you finally can’t stand the basement anymore.
5. MOVING
Then we coordinate the actual move so the hardest week of the year isn’t sitting entirely on your family.
The closings get stacked. The truck shows up when it’s supposed to. The gap closes before it opens.
The honest part about timing
People ask me which has to happen first – buying or selling.
The honest answer is: it depends on your PLAN. For some families, we line up the next house before we list. For others, the sale leads and we build in a rent-back or a bridge so nobody’s homeless for a single night.
There is no universal right order. There’s only the right order for your situation.
That’s why guessing fails. And that’s why a system you can actually hand to someone matters.
You don’t have to figure out the order yourself
Look, the reason you’ve been telling yourself “next year” is that nobody handed you the sequence.
So the whole thing feels like one giant unsolvable knot. Sell, buy, prep, move – all at once, with a job and kids in the mix.
It’s not unsolvable. It’s just a sequence.
That’s where I come in.
I run the order so you make one move instead of two. Without the rate panic. Without the repair wall. Without the spiral.
The gap between your house and the next one isn’t a leap of faith.
It’s a plan with the steps in the right order.
If your family is feeling the squeeze of a house you’ve outgrown, this is the exact framework I walk Lincoln families through – selling, buying, prepping, and moving without the chaos: See how the Move-Up Method works →
