I’m Not Your Guy for the Luxury Listing. Here’s Who I Actually Serve.

I’m not your guy for the luxury listing.

If you’re shopping for a giant estate out past the edge of town with a wine cellar and a circle drive, I’m genuinely happy for you.

But that’s not what I do.

And I think being honest about that is more useful than pretending I’m everything to everyone.

Moving up is not moving up-market

People hear “move-up seller” and assume I mean rich people buying nicer houses.

That’s not it.

Moving up means you bought a starter home five or seven years ago. It made sense then. It was the right call.

Now the toys are in the living room. The basement is “storage.” There’s no office, or the office is also the nursery, or the nursery is also the guest room that nobody can actually stay in.

You haven’t outgrown your budget.

You’ve outgrown your square footage.

That’s a completely different problem than trading up into luxury. And it needs a completely different plan.

Who I actually serve

The Lincoln family stuck in the gap.

You love where you live. You’ve got roots here. But the house is shrinking around you and you can’t figure out how to get from this one to the next one without it turning into a full-time job.

You want a real four-bedroom in Wilderness Hills, or Stevens Creek, or somewhere in the Pine Lake corridor near the LSE or LSW zones.

You want one coordinated move. Not two.

You want to sell the house you have and buy the house you need without living in a construction zone or floating two mortgages or making every big decision exhausted at 11pm.

That’s the person I built my whole business around.

That’s where I come in.

Why I’d rather be great at one thing

Lincoln has a lot of agents. Most of them are good people.

But most of them will take any deal that walks in the door. A condo downtown. A farm. A million-dollar custom build. A starter home. All of it, same week, same playbook.

I made a different call.

I run one system for one kind of move. It’s called The Move-Up Method, and every family I work with goes through the same five steps.

  • PLAN – we sit down, no pressure, and dig into the real why. We map the financing and the sale of your current house and build a rough timeline.
  • PREP – this is where HomePrep+ comes in. I front and project-manage getting your house market-ready. Paint, carpet, cleanouts, the roof, whatever it actually needs. You don’t write a check up front. You don’t live in a job site.

You can’t run that system for every price point and every situation and every seller. Not well. Not without cutting corners.

So I don’t.

When an agent does everything, they’re not actually expert at the thing you need.

When I’ve run the same move-up sequence over and over, I know where it breaks. I know which repairs matter before a listing and which ones are a waste. I know how to line up the next house before you list this one so you’re not homeless in the gap. I know how to sequence the sale and the purchase so you make one move instead of two.

That’s not a slogan. It’s reps.

The 100+ five-star Google reviews came from families in exactly this spot. Not from luxury buyers. Not from investors. From people who were stuck between “we love it here” and “we’ve outgrown it,” and needed someone to run the plan.

So who is this NOT for

It’s not for someone chasing the biggest house on the block just to have it.

It’s not for someone who wants an agent to unlock a door and disappear.

And it’s not for the person who just likes looking at houses online with no real plan to move.

That’s fine. Truly. Different needs, different agent.
