Everything I Handle So You Don’t: What a Done-For-You Move Actually Includes

Everything I handle so you don’t.

That’s the pitch. Problem is, “done-for-you” is one of those phrases that means nothing until somebody writes down the actual list.

So here’s the list.

Most Lincoln families who move up end up moving twice. Once into a rental or a parent’s basement while the old house gets fixed. Once into the new house months later. Two moves. Two sets of boxes. One extremely long year.

A done-for-you move is one move. Here is everything that takes, step by step, in the order I run it.

PLAN

Before anybody looks at a single house.

We sit down and I dig into the real why. Not “we want more space.” The actual thing. The playroom that became every room. The one bathroom. The commute across town twice a day.

  • Financing mapped out, so you know what the next house can actually be
  • What your current house is worth as-is, and what it’s worth prepped
  • A timeline built backward from the date that matters to you, usually the school year
  • The order of operations, so nothing happens out of sequence

No pressure. If the math says wait, I’ll tell you to wait.

PREP

This is where almost everyone gets stuck. The repair list has been growing for six years and nobody wants to write a check to fix a house they’re leaving.

That’s where I come in.

PREP runs through HomePrep+. I front the sale-related prep and I project-manage it. Which means:

  • Paint, carpet, flooring, the punch list nobody has gotten to
  • Cleanouts and hauling, including the garage and the crawl space you stopped opening
  • Deep clean, landscaping, curb appeal
  • Roof, mechanicals, and the inspection items that actually move a buyer
  • Contractors scheduled, supervised, and chased by me, not by you at 7am from your work parking lot

You don’t write a check up front. You don’t live in a construction zone with kids. And just as important, I tell you what not to fix. Half of most repair lists is money you never get back at closing.

SEARCH

Now we go find the house.

Real criteria, written down. Four bedrooms on one level or bust. A yard that isn’t on a slope. The LSE or LSW zone. Wilderness Hills, Stevens Creek, the Pine Lake corridor, Trendwood, the 84th and Old Cheney stretch, wherever the criteria actually point.

You are not spending Sundays driving around guessing. I bring you the short list and we go see the ones that clear the bar.

SELL

The house hits the market prepped, photographed right, and priced on what it is now, not what it was before we touched it.

  • Full marketing, professional photos, the whole package
  • Showings and feedback managed
  • Offers negotiated on terms, not just the number
  • Closing and possession dates lined up with the purchase, so there’s no gap you have to survive

Prepped houses sell better. That isn’t a slogan. It’s just what buyers do when the carpet doesn’t smell like 2009.

MOVING

The step every other agent hands back to you with a smile and a closing gift.

On the End-to-End side of the Move-Up Method, I coordinate the actual move:

  • Movers booked and scheduled
  • Packing and unpacking help
  • Storage if there’s any overlap
  • Estate sale or downsizing for the twelve years in the attic
  • Cleaning on both ends, the house you’re leaving and the one you’re landing in
  • Utilities, address changes, and school records
  • Pet care on move day, because nobody thinks about the dog until the door is propped open
  • New-home setup so the first night isn’t spent hunting for a coffee maker

Straight answer on how that works: I line those vendors up and run the schedule, and you pay those vendors directly. I’m not hiding the ball on that. I’m removing the twenty phone calls, not the moving truck.

What this is not

It’s not for people who like looking at houses on a Saturday with no plan to move. It’s not a magic wand for a house that needs a rebuild instead of a refresh. And it’s not every tier. My service levels run Core, Full Service, and End-to-End, and full move coordination lives at the top.

Most families land in the middle and get the part that was actually blocking them, which is almost always PREP.
