The Buyer’s Inspection Report Arrived: A Lincoln Seller’s Next Steps

Close-up of a stack of office papers on a desk with glasses, emphasizing organization.

Opening a long inspection report can feel overwhelming, especially when you are also arranging your next home. A report may include routine observations and issues that need closer attention. The number of pages alone does not tell you what the buyer will request or what the contract requires.

Read the request and the contract together

Ask your agent to identify the buyer’s actual repair request, the response deadline and the relevant contract terms. An inspection observation is not automatically a demand for a repair. Do not let a busy week cause a missed deadline.

Get the right person for the right question

For a condition you do not understand, get an opinion or estimate from a qualified professional. A general inspection report may recommend more evaluation; it does not replace a roofer, electrician, plumber or structural specialist where their expertise is needed.

Compare options without assuming the result

Depending on the contract and the parties’ agreement, the response may involve a repair, a credit, a price discussion or no change. Costs, lender requirements, availability and timing can affect the choice. Your agent can help present a clear response, and legal questions belong with a qualified attorney.

If you are buying another home

Put this deadline beside the deadlines on your purchase. Confirm with your lender and closing team what a proposed change would mean for that transaction. A negotiated inspection response does not guarantee either closing date.
