Myth: we all do the same job.
It sounds reasonable. Same license. Same MLS. Same lockbox. Same yard sign.
So pick whoever, right?
That logic works fine if all you need is a house listed. It falls apart the second you are trying to sell one house and buy another at the same time, with jobs, kids, and a garage full of stuff you have not opened since the last move.
What “the same job” actually means
Here is the honest version of the standard package. Most Lincoln agents will:
- Pull comps and suggest a list price
- Take photos and put the house on the MLS
- Open the door for showings
- Present offers and help you negotiate
- Track the contract to closing
That is real work. I am not knocking it. Most agents in this town are good people who do that list competently.
But notice what is not on it.
Nobody on that list is handling the carpet. Or the paint. Or the roof that the inspector is going to flag. Nobody is telling you what order to do things in so you are not homeless for six weeks or carrying two houses at once. Nobody is booking the movers.
The standard package assumes your house is already ready and your next move is already figured out.
For a move-up seller, that is almost never true.
The gap nobody markets to
I see it every week. A family in a starter home near 84th and Old Cheney, five or six years in, doing the math on a four-bedroom in Wilderness Hills or Stevens Creek or the Pine Lake corridor.
They are not stuck because they cannot find a house. Zillow works fine.
They are stuck because of the loop.
Cannot buy until they sell. Cannot sell until the house is fixed. Cannot fix it while living in it with a toddler and a dog. And nobody wants to write a big check for paint and carpet on a house they are about to hand to somebody else.
So they wait. Another year. The list gets longer, not shorter.
Listing a house does not solve that. Running the whole sequence does.
The Move-Up Method
This is the part where agents actually differ. Not in the license. In the scope.
I run a system called The Move-Up Method. Five steps, in order, every time.
PLAN
A no-pressure sit-down. The real why, the financing, what your current house is actually worth prepped, and a rough timeline that survives contact with real life.
PREP
This is where most moves die. So I built HomePrep+. I front and project-manage the prep work. Paint, carpet, cleanouts, deep clean, roof. You are not writing a check up front and you are not living in a construction zone while strangers walk through.
SEARCH
We find the next house on your criteria. Not mine. If the LSE or LSW zone is the whole point, we build around that.
SELL
Now the house goes to market prepped, not apologized for. Prepped houses do not sit and beg. They get chosen.
MOVING
The hardest week does not land on you alone. Movers, timing, keys, utilities, the sequencing that decides whether this is one move or two.
Same license as everybody else. Very different job.
How to tell the difference in one conversation
You do not need to take my word for it. Ask any Lincoln agent these three things.
- “What happens to my carpet and paint?” If the answer is a contractor list emailed to you, that is your project now.
- “What is the order of operations between selling this and buying that?” If they cannot walk you through it start to finish, you are the project manager.
- “Who handles moving week?” Silence is an answer.
Good agents will tell you the truth about what they do and do not cover. The bad outcome is not hiring a nice person. The bad outcome is assuming a job is being handled when it never was.
What you are actually choosing
You are not choosing between people who all do the same thing. You are choosing a scope of work.
Some sellers genuinely want a listing and nothing more. Their house is ready, their plan is set, they want the door opened and the paperwork clean. That is a legitimate choice, and I will tell you when that is all you need.
But if you are in the gap between the house you have and the house you need, a listing is not the thing that gets you out.
A plan does. Prep you did not have to fund up front does. One coordinated sequence instead of two chaotic ones does.
