What I’d Tell My Own Sister If She Were Outgrowing Her Starter Home in Lincoln

If my sister called me today and said the house is shrinking, I’d tell her exactly what I’m about to tell you.

No agent speak.

No pressure.

Just the stuff I’d say to family.

First, I’d tell her to stop looking at houses

Sounds backwards. It’s not.

Everybody starts by scrolling listings at 11pm. Falling in love with a four-bedroom in Wilderness Hills. Then feeling sick because they have no idea if they can actually get there.

That’s the trap.

You fall for the next house before you have any plan for the one you’re in. So you either freeze, or you make a rushed, tired decision.

I’d tell my sister the same thing I tell everyone. Looking at houses is the fun part. It’s also the last thing you should do, not the first.

Then I’d ask her the real question

Not “what neighborhood.”

The real one is: why now?

Is it the playroom that became every room? The office that turned into a nursery? The basement you’ve stopped going down into because the sump pump is on its second motor?

I’d want the honest answer, because the why drives everything else. The timeline. The budget. Whether we move this spring or next year.

Some moves take a weekend. Some take years. Both are fine. But you can’t plan a move you can’t name.

I’d tell her not to fix the house alone

Here’s where most people get buried.

They think they have to dump money and weekends into paint, carpet, a roof, and a deep clean before they can even list. All while living in the middle of it with kids underfoot.

So the list grows. The energy drops. Another year goes by.

I’d tell my sister flat out: you don’t front that money, and you don’t live in a construction zone.

Rates are roughly the same. Prices in Lincoln keep climbing, not crashing. The basement still floods. The kids are bigger but the house isn’t.

Waiting feels safe. It usually just costs you a year and every decision made exhausted.

Why I’d give her the same plan I’d sell a stranger

Here’s the part that matters.
